Phase 1 · 3–6 Months OutSet your budget, get pre-approved, and pick a region
The earliest decisions are the most important. Start with money and geography, because everything else flows from them.

Tour homes, make an offer, and use your due-diligence period
This is the active house-hunting stretch. Schedule a focused tour trip, then lean on a uniquely North Carolina feature when you go under contract: the due-diligence period.
In North Carolina, a buyer typically pays a negotiated due-diligence fee to the seller and, in exchange, gets a defined window to inspect the home, secure financing, and review the property. During that window you can walk away for any reason and still get your larger earnest-money deposit back. It is a powerful protection — but it is time-limited, so line up your inspector, appraisal, and lender promptly once you are under contract.
- Plan a tour trip built around your shortlist of finalists.
- Make a competitive offer with your agent, including the due-diligence and earnest-money figures.
- Book inspections immediately — home, and any specialty checks (septic, well, radon) the property warrants.
- Book your movers early. Reputable interstate movers fill up, especially in summer; get quotes well ahead.
- Notify your current utilities, employer, and schools of your moving date.
Closing day and your first 60 days as a North Carolinian
Once you close and get the keys, the clock starts on a few state requirements. The big one: North Carolina requires new residents to obtain an NC driver’s license and register their vehicles within 60 days of moving. Put it on the calendar so it does not lapse.
- Driver’s license & vehicle registration: visit the NC DMV within 60 days. Bring proof of identity, residency, and insurance; expect a vision test and a vehicle inspection requirement.
- Set up utilities: electric, water/sewer, gas, internet, and trash — ideally scheduled to be live on move-in day.
- Register to vote and update your address with USPS, banks, and the IRS.
- Schools: enroll children with proof of residency and immunization records; research district and magnet options early.
- Healthcare: establish care with new providers. NC offers nationally ranked systems including Duke Health and UNC Health in the Triangle and Atrium and Novant around Charlotte.
